Easy repair, part fit perfectly.
I discovered, I needed to use a screwdriver to pull one frame mount tab to allow old unit to drop out. Push end with two tabs first, then push one tab side to lock into place. Replace screws to complete installation.

Removed grill (easy). Unplugged old fan. Remove one screw with a nut driver. With putty knife near tab twisting housing slightly then pull down to remove it.
An exact fit with the new fan. Then do the steps backwards. Fan was much quieter. Replace decorative grill.

It was very simple, unscrew one screw, the old assembly came right out. The new one fit perfectly and was installed with the same single screw.
